What's included with every shoot, and how we handle weather.
Content Usage Rights
  • Client receives full usage rights to all delivered photos and video for MLS listings, brokerage marketing, social media, and print — tied to that specific property.
  • Studio Hanashi retains copyright and may feature the work in its own portfolio, website, and marketing unless a portfolio opt-out is requested in writing before the shoot.
  • Usage rights apply for the life of the listing. Reuse by another agent, brokerage, or on a different property requires separate licensing.
  • Virtually staged or AI-enhanced images are flagged at delivery so listings stay compliant with current disclosure requirements.
  • Delivered photos and video may not be materially altered, re-edited, or processed by AI tools — by the client or a third party — without Studio Hanashi's written consent. Need edits or staging? We're happy to handle that as an add-on.
  • Deliverables are final edited files only. Raw, unedited images or footage are not included and may be purchased separately on request.
  • Anyone appearing on camera during the shoot (agent, stager, homeowner) is considered to have consented to being photographed and filmed as part of the session.
Weather & Reshoot Policy
  • Golden hour and drone coverage are weather-dependent. If rain, high wind, or heavy overcast prevents safe or quality capture, that portion is rescheduled at no extra charge.
  • One weather-related reschedule is included free per booking. A second weather reschedule carries a $50 rebooking fee.
  • Reshoots requested because the property wasn't show-ready, or for staging changes after the shoot, are billed as a new session at standard rates.
  • Any reshoot needed due to equipment or technical issues on our end is always free.
Scheduling & Cancellations
  • Reschedule or cancel with at least 24 hours' notice at no charge.
  • Cancellations or no-shows with less than 24 hours' notice are billed a $50 cancellation fee.
  • Repeated late cancellations or no-shows may require prepayment for future bookings.
Property Access & Liability
  • Client is responsible for ensuring safe, lawful access to the property at the scheduled time — key, lockbox code, or someone present.
  • Studio Hanashi is not liable for pre-existing property damage or conditions discovered during the shoot.
  • Delays or reshoots caused by lack of property access are billed as a new session.
  • In the event of illness, family emergency, vehicle trouble, or other circumstances beyond our control, we'll reschedule as soon as possible at no additional charge.
